To locate your property, you should search using the name of the ‘Village.’ In the Revenue Department, a Village is the basic administrative unit. While you might live in an area like Marathahalli, the actual village name you need to use for the search could be ‘Gunjur,’ which is a village within the Marathahalli Hobli. To clarify, districts are divided into taluks, each taluk contains Hoblis, and each Hobli consists of multiple villages.
Background
Kaveri is the property registration portal for Karnataka. One of our readers encountered difficulties while trying to obtain an Encumbrance Certificate (EC) for their property. The sale deed listed the property as being in Varthur Hobli, Gunjur Village. However, when they attempted to locate Gunjur in the village dropdown on the Kaveri portal, it was absent. Despite the Dishaank app confirming that Gunjur is part of Varthur Hobli, it still didn’t appear on Kaveri.
After considerable effort, they finally found the village by systematically checking each Hobli under the Shivajinagar, Bangalore East Taluk. They discovered that Varthur was actually mapped to Marathahalli Hobli in the Kaveri portal.
Problem
The database behind Kaveri uses a different mapping system than what was used during property registration. Additionally, the portal’s search process begins with selecting the District, followed by the Hobli, then the Taluk, and finally the Village. This creates a challenge for users right from the start, making it difficult to locate their village. For property owners in Bangalore Urban District, the issue is compounded, as the district is divided into separate areas: Shivajinagar, Rajajinagar, Basavanagudi, Jayanagar, and Gandhinagar. Many users are unsure which District Registrar Office their property falls under, adding to the confusion of determining the correct district on Kaveri.
Workaround
To simplify this process, we’ve developed an easy-to-use tool that allows users to enter their village name and quickly find the corresponding mapping in Kaveri.
